Despite national uncertainty around interest rates and affordability, the North East continued to benefit from strong demand for well-designed, well-located homes. Quality, space and thoughtful layouts remained the top priorities for families — themes that shaped every development we delivered this year.
Market Conditions in 2024: Stability, Caution and Strong Demand in the Right Areas
The property market in 2024 moved through two clear phases:
Early 2024 — Caution and Hesitation
- Buyers paused to see where interest rates would settle
- Transaction volumes slowed nationally
- New build buyers were focused on affordability, EPC ratings and long-term running costs
Late 2024 — Momentum Returning
By autumn, confidence strengthened as:
- Interest rate expectations stabilised
- Inflation cooled
- More buyers re-entered the market
- Homes offering energy efficiency and generous layouts outperformed the wider market
Across our developments, we continued to see steady interest from families prioritising:

What We Delivered in 2024
High Steads, White-Le-Head — Completed
This year marked the full completion of High Steads, a development shaped by the character of its setting in White-Le-Head.
We delivered:
- A cohesive collection of homes
- Architecture inspired by local stone, brick, tiled roofs and pantiles
- Carefully considered layouts built around light and flow
- Premium internal finishes throughout

Medomsley Mews — Completed
Medomsley Mews, a smaller, characterful scheme, also reached completion in 2024.

- Well-proportioned internal layouts
- A strong community feel from the outset
Occupiers consistently commented on the charm of the location and the practicality of the homes — proving that smaller developments can deliver exceptional lifestyle value.

Malton House, Lanchester — Our First Bespoke Collection Home
The final major milestone of 2024 was the completion of Malton House, a 3,000 sq ft flagship home that marks the beginning of our Bespoke Collection.
This home introduced a new level of design and specification, defined by:

- Large-format glazing
- A sweeping, statement hallway
- Premium natural materials throughout
- A warm, soft, timeless interior palette
- Full staging by Katy Green Design
As the first home in the Bespoke Collection, Malton House set a new benchmark for the craftsmanship, spatial planning and interior quality we aim to deliver at this level.
The launch event attracted strong attention and received exceptional feedback — reinforcing the appetite for high-end rural homes in the North East.
